Guide to Renting for Professional Tenants

1. Short let or long term - which one?

You firstly need to decide what you are looking for; the length of the tenancy, areas of interest and your budget. A short-term let is usually less than 6 months and it is a great alternative to staying in a serviced apartment or hotel as it is usually fully furnished and bills inclusive. If you are looking to share with other professionals, a rent-a-room option may be your best option. For those seeking a 6/12-month let, we have that too.

2. Register your interest

As property experts, we are here to find you the right property. Register your details by either calling us on 0191 230 5577 or visit our office where one of our team will discuss your property preferences and requirements. With hundreds of properties to choose from, we will find your perfect property. Browse properties on our website - our user-friendly website makes it easier to search and book viewings for properties. Our experienced letting agents will also carefully select any properties that match your criteria to ensure you will see all properties that suit. We constantly keep you up to date via email if we have any new properties that match your criteria.

3. Accompanied viewings

Once you have selected the properties you wish to view, we will book you in for a viewing that suits you… We are open late nights after work and even weekends. Our opening times are:

  • Monday – Thursday 9am to 6:30pm
  • Friday 9am to 5:30pm
  • Saturdays 10am to 4:00pm

We will accompany you to every viewing, we can even drive you there, to ensure any questions you may have are answered. In order to secure a property, we advise getting in early and putting down the administration fee. We can take this in office, bank transfer or over the phone. Our team will then arrange for you to complete our application for relevant paperwork.

4. ReferenceS, guarantor & Right to Rent checks

References are carried out to ensure you are a suitable tenant for your landlord. You may be required to provide a guarantor depending on your employment status and age. If you or your guarantor fail referencing, don’t worry we’ll discuss alternative arrangements. This could include rent in advance or another guarantor. These options are discussed on a case by case basis and we will do our best to ensure the landlord will still accept you. Every tenant in the UK must supply a valid UK passport or UK permit residence visa to pass Right to Rent checks. Once you have passed all your checks, we must collect the following at least a month before move-in date:

  • Moving in payment, including rent in advance and security deposit.
  • Signing of the Tenancy Agreement
  • Complete guarantor documents (if applicable)
  • Copy of UK passport / UK residence permit visa

5. Moving In

Congratulations – you now have a new place to call home. We will organise the collection of keys, provide you with your landlord details and a full inventory.
