Fees & Charges

Here at Bricks & Mortar, we endeavour to be as transparent as we can with any fees payable by our clients.

A breakdown of our fees, charges and important information can be found below*

*Please Note: This list is not exhaustive and any bespoke arrangements where fees are payable will be outlined and discussed prior to charge. The below fees are subject to change at any time at the discretion of Bricks & Mortar and will be updated accordingly should any changes take place.

Fees to Tenants:

Student Administration Fee: Includes (but not limited to) the cost of generating and issuing the Tenancy Agreement, Tenant referencing, Guarantor referencing, generating and issuing Deeds of Guarantee and all necessary communication in processing relevant tenancy information and documentation.

£150 inc VAT per tenant (non-refundable should applicant not proceed)

Student Renewal Administration Fee: Includes (but not limited to) the cost of generating and issuing the Tenancy Agreement and all necessary communication in processing relevant tenancy information and documentation. This fee is subject to no changes in the existing tenants or terms.

£75 inc VAT per property (non-refundable should applicants not proceed)

Professional Administration Fee: Includes (but not limited to) the cost of generating and issuing the Tenancy Agreement, Tenant referencing, Guarantor referencing, generating and issuing Deeds of Guarantee and all necessary communication in processing relevant tenancy information and documentation.

60% inc VAT of a full month’s rent (non-refundable should applicant(s) not proceed)

Professional Renewal Administration Fee: Includes (but not limited to) the cost of generating and issuing the Tenancy Agreement and all necessary communication in processing relevant tenancy information and documentation. This fee is subject to no changes in the existing tenants or terms.

£90 inc VAT per property (non-refundable should applicants not proceed)

Change of Guarantor (Once referencing process started: As additional referencing charges are incurred and additional administration is involved)

£30 inc VAT per change

Late Rent/Arrears Chase Processing/Overpaid Rent Return

£30 inc VAT per occurrence, per individual in arrears

Deposit: Usually equivalent to one month’s rent (up to 5 weeks) and protected throughout the duration of your tenancy with the TDS scheme (if managed by Bricks & Mortar) or an alternative government approved scheme which will be outlined in your Tenancy Agreement.

Charge is outlined on sign up as subject to variation with each property

Withdrawing from A Tenancy/Early Release Charge: To cover the cost of processing a new tenancy including advertising, viewings, agreeing a new tenancy to take over.

60% inc VAT of a month’s rent, subject to a minimum charge of £360 depending on rental level.

Change of Tenant- Where deed of assignment is required.

Locked Out Call Out Fee

Up to £200.00 inc VAT

Lost or broken keys

£30 inc VAT per key (additional charges may apply if specialist key or key fob)

Replacement Lock

£144.00 inc VAT

Borrowing of Master Key

£50.00 refundable deposit (keys must be returned by close of business on the same day)

 

Fees to Landlords

Tenant Find Service: Includes (but not limited to) advertising, viewings, offer negotiations, processing of tenancy paperwork, collection of first month’s rent and collection of deposit.

75% inc VAT of a full month’s rent

Tenancy Renewal: Includes processing of new tenancy paperwork, taking new references where necessary and issuing relevant certificates to tenants (managed properties only) including gas safety check, EPC, How to Rent Guide and Tenancy Agreement and any other relevant information to tenants.

30% inc VAT of a full month’s rent

Rent Collection Service: Includes the services as outlined in our Tenant Find Service and also includes rent collection and processing, monthly statements and annual statements. 

6% inc VAT of a month's rent where rent is £1000pcm or above. For rents less than £1000pcm, there is a minimum monthly charge of £60 inc VAT.

Fully Managed Service: Includes (but not limited to) our Tenant find service and rent collection, protection and return of the deposit, inventory and regular inspections.

14.4% inc VAT of a month’s rent, charged on a monthly basis

Energy Performance Certificate (EPC)- Lasts for 10 years, Minimum Rating of ‘E’ required

£72 inc VAT

Gas Safety Check- Carried out annually

£84 inc VAT

 

Fees to VENDORS:

Property Sale Fee (payable upon completion of exchange): Includes (but not limited to) property advertising including photoshoot and write up, viewings, negotiations and communications between parties to progress the sale.

1.44% inc VAT of agreed sale price

 

For our fully managed properties, tenant deposits are protected with the Tenancy Deposit Scheme (TDS). For further details regarding this scheme, please go to https://www.tenancydepositscheme.com/.

Bricks & Mortar are also members of the National Approved Letting Scheme (NALS) and the Property Ombudsman Redress Scheme.

All of our client funds are protected through the NALS Client Money Protection Scheme.
