Where two or more persons sign into a single agreement, all will be classed as a single Tenant and all responsibilities under the terms and conditions of the Tenancy will be joint and several.

Please provide the full names for everyone who will be occupying the above property with you on a joint and several basis.

Head Tenant- Please write the name in the first block of the nominated Head Tenant for your tenancy. This tenant will be the main point of contact for the deposit return following the end of your tenancy.

Your guarantor is someone, usually a parent or relative, who can sign a contract of guarantee on your behalf. This needs to be someone in the UK and preferably a homeowner. If you’re unsure if you can provide a guarantor who meets these requirements, please speak to a member of our team before completing this section.

Like yourself, your guarantor will be referenced through Let Alliance who are a third party referencing company and will assess the suitability of your guarantor. As part of their criteria, the guarantor must earn 3x the rent share or if their earnings fall short/are retired, they must have the equivalent in savings. Again, if you are unsure, you must talk to a member of our team.

It is your responsibility to make your guarantor aware that they will be acting as guarantor on a joint and several basis. If a guarantor completes the Let Alliance application and they are deemed unsuitable as they fail on suitability, or there are any changes to be made to your guarantor or original payment agreement, you will be required to pay an additional administration charge of £30.00 inc VAT to cover the cost of new referencing and administration.

By signing this document you accept that in the case of sharers, the tenancy and all responsibilities involved contractually and financially will be Joint and Severally liable between all parties including Guarantors, should Guarantors be required. As a prospective tenant I agree that all the information provided by me on this Tenancy Application form correct and true.

By signing this document you have also instructed Bricks & Mortar to share your personal details for the purpose of facilitating your application process. Should you require further information please don’t hesitate to ask our team for further information.

As part of the referencing process, Let Alliance will require a reference from you if you are currently in private rented accommodation/student halls/have rented in the past. Should your landlord or the agent charge a fee to provide a reference, it will be your responsibility to pay this and within a week of Let Alliance’s request. This is not covered in the cost of your administration fee paid to Bricks & Mortar. Refusal to pay the fee may jeopardise your tenancy with the property re-marketed and your monies lost.

By signing this document, I confirm that I am required to provide Bricks & Mortar with appropriate identification for a Right to Rent check to be conducted and understand that keys will not be released until the check has been verified.

By signing this document, I confirm and understand that all required payments and paperwork must be completed and verified before keys can be released to any tenants and that it is my responsibility to check that all paperwork and payments are complete before collecting keys prior to the tenancy start date.

I also confirm that I have been made aware that all tenancy paperwork and initial payments must be complete by or the tenancy will be at risk and the property re-marketed with monies lost.
